Visual Home Inspection

A thorough inspection, inside and out, top to bottom of the overall condition of the home.  We visually inspect thousands of elements and components of the home in an effort to identify any deficiencies, maintenance or repairs required, and estimated life expectancy of systems.  A detailed report with color pictures is provided SAME DAY to you and your agent.

When was the last time you thoroughly inspected your crawlspace or attic?  Lets face it, none of us check them frequently enough!  4 Rivers Home Inspection will check these areas (recommended annually at least) for plumbing leaks, roof leaks and any other issue that may be lurking in hidden areas to find them before they become a HUGE repair.

Add an extra layer of protection.  Infrared technology allows us to see/find issues that may be difficult to spot with the naked eye.  Our infrared cameras are used to help find insulation deficiencies, plumbing or roof leaks, improper (hot) electrical connections in the panel, and abnormal air exchange at windows/doors or visible ducts.  An ideal addition for older homes.

Often required by lending during home sales, 4 Rivers Home Inspection can inspect well production and flow rate along with water quality.  Will the well meet the demands of the home and is the water safe to drink?  Well productivity/flow rate  and water quality can be completed with or without the home inspection.  Results from the lab typically take 3-5 business days.

The EPA recommends that every home in the country be tested for Radon Gas.  Radon is a naturally occurring gas in every environment that can be potentially harmful if over a certain concentration.  Radon is considered the second leading cause of lung cancer in the United States.  4 Rivers Home Inspection will place a device in the home for a minimum of 48 hours to measure the concentration.

4 Rivers Home Inspection can collect samples of building materials to test for the presence of lead based paint or asbestos.  Homes built before 1978 run the risk of containing harmful building materials.  If significant renovations are planned it may be a service to consider.  We can also collect samples and send to a lab for verification of harmful chemicals used during clandestine drug lab activity (Methamphetamine).
